The Robust Demand of Smaller Housing Units in Mumbai

With price linked to luxurious housing units reaching the sky, both builders and home buyers have begun ever-changing their major focus towards smaller housing units. Leading developers in the city believe that this shift is largely because of the limited budget of the home buyers.

According the recent report, the demand of 1 and 2 BHK luxury apartments in October- December 2013 was only 42 and 43 percent, which was similarly met with huge supply. There is bundle of unsold inventory in the parts of this city, when it comes to luxurious residential units. The supply of 3 and 4 BHK luxurious apartments in this city was 21 and 6 percent while the supply 13 and 2 percent respectively, the latest report added.


From the buyer’s point of view, the most important reason behind it is the limited budget. The property prices in the city are increasing rapidly and so, buying 3 or 4 BHK luxury apartments for middle class persons, it is now impossible, said by the real estate agent.

Most of the end users belong to middle class families, who have begun looking out for a dream house and take up loan for buying them. Buying a dream apartment in affordable budget will be a wise decision for a middle class person. Investors are very much interested in the property market to earn a lot of money within few years. The numbers of investors are increasing day by day, because of positive and profitable scenario of the realty sector.
