With
obtainability of easy and enormous finance and low EMIs, a large number of home
buyers are showing the interests to buy the budgeting houses. The latest Union
Budget has changed the exact definition of affordable housing options,
attaching this category of luxury homes to the affordable budget in the range
of 50-60 lakh depending upon the location and developing urban.
The rules and regulations give the permission to
leading developers to pledge 30% of their luxury projects to affordable housing
options and released them from the lowest capitalization and minimum area
criteria. It will provide a big and rapid boost to affordable housing as it
opens up mutual funds to leading builders, who characteristically find several
affordable housing ventures unrecognizable.
With the rapid upsurge in
the floor area ration and permission for higher density occupancy in the
residential projects, development authorities like Greater Noida Industrial
Development Authority (GNIDA), Ghaziabad Development Authority (GDA), Haryana
Urban Development Authority (Huda) and Noida
authority have extended its boundaries to the developer’s society in the
building and delivering the housing projects in bulk in reasonable budget. In
this line, Noida authority YEA and GNIDA are previously making more than
15,000-20,000 low-priced homes, which would be arranged over the succeeding
three-four years.
Ghaziabad Development Authority is providing the
affordable housing options in a great way and is forecasting to change the
building by laws to facilitate the construction of such type of housing units.
This authority has plans to build 4,300 homes for low income groups but it is
not very enough. There are thousands that need affordable housing and the
alternative option is to bring in the private players and give them attractive
incentives. An additional 5% far will be allowed to such type of projects that
provides top quality services to the inhabitants like a modern club house, shopping
& commercial hubs and entertaining facilities.
